Timing
Just like a lot of things in life, timing is
everything in the real estate industry. If you
put your home on the market during a hot time
in your area you will be able to sell it in no
time at all. But on the other end of things, if
your try to sell your real estate property during
a down time, it may sit around for quite a few
months. Timing is quite important, and trying
to guess at when is best is a matter of luck.
There are some tell tale signs that you can look
for, but generally speaking it is difficult to
time when you should sell your home.
How are Other Homes selling?
When trying to time the sale of your home to
correspond with a hot time in the real estate
industry, you will want to look at other properties
in your area. How long did it take for the house
up the street to sell? Did the owners get their
asking price? If you know the trends in your neighborhood
you should be able to time the sale of your house.
Unfortunately, this does not always work. There
may be so many homes for sale, that when you put
yours on the market it gets passed by. But of
course this can also work to your advantage as
well if your real estate is better than the rest.
Basically speaking, you need to use your common
sense. Research the real estate industry in your
area, and make your best guess as to whether or
not you can compete at the current time.

Find a Real Estate Listing
Can you find a real estate listing online or
in the newspaper that is similar to yours? How
about more than one? If you can, it may be a good
indication that the market is hot. The more similar
properties that are for sale, the better chance
there is that the real estate market is on an
upswing. After all, these sellers are doing the
same thing as you. They are trying to time out
when they should put their home on the market.
The more people that believe that the market is
hot; the better chance there is that it is true.
Timing has a lot to do with selling real estate.
But do not be fooled into thinking that this is
the only factor that goes into selling a home.
There is also a lot of luck involved as well.
If you live in a desired neighborhood, and your
home is the only one for sale, you are very lucky
that the competition is minimal. This means that
any buyer interested in your neighborhood only
has one choice; this is luck!
As long as you do your research, you should be
able to time the sale of your house so that you
can be a success. And if you find out that you
were off target, nothing lost. Simply wait for
the market to heat back up.
